What is rental management software?

How does automatic dunning work?
The rent account detects overdue receivables and escalates in stages: payment reminder, first and second notice. Arrears are allocated FIFO, default interest for residential leases is calculated per § 288 (1) German Civil Code (base rate + 5 points, to the day), and the notice is delivered via email or Telegram. Automatic dunning is opt-in so no notice goes to a tenant who has already paid.
Can I manage the deposit compliantly?
Yes. Deposit management follows § 551 German Civil Code: a separate ledger per contract covering payment, interest entries, retention and refund — you record the interest amounts from the deposit account, and the app warns when the three-net-rents cap is exceeded.
Does the software support rent increases?
Yes. The rent-increase assistant covers the comparative rent (§ 558 BGB) with capping limit, modernisation (§ 559 BGB) and stepped/index rent (§§ 557a/557b BGB), and generates the finished increase letter as a PDF.
